NEW YORK–(COMMERCIAL THREAD) – KBRA assigns preliminary ratings to 53 mortgage transfer certificate classes of GCAT 2022-INV1 Trust (GCAT 2022-INV1), the sponsor’s first transaction fully secured by investment property and loans taken out in accordance with the guidelines of the ‘agency. The underlying pool consists of 1,612 Fixed Rate Mortgages (FRMs) with an aggregate principal balance of $ 467.1 million at the deadline of January 1, 2022. The pool is characterized by significant equity of the borrower in each mortgaged property, as evidenced by the WA initial LTV of 65.3%. The initial weighted average credit score is 764, which is well within the range for prime mortgages.
KBRA’s scoring approach included loan-level analysis of the mortgage pool through its KBRA RMBS credit model, review of due diligence results of third-party loan files, cash flow modeling analysis the payment structure of the transaction, reviews of key parties to the transaction, and an assessment of the legal structure and documentation of the transaction.
